Occasionally when I get to a quote, not all the carpets have been lifted and sometimes none at all.

( I do ask this on the phone although I do forget from time to time)

Customers take the carpet up in the corner or say you see boards in another room there the same.

I explain I really need to see the floor

A reason I ask is to see the level of repairs needed to quote correctly for price and the time it will take.

Now almost all floors need some repairs due to floors being lifted for new heating pipes and rewiring.

Most of the time the boards have been butchered and some boards need replacing or just filling which is understandable.

This scenario happened a few weeks back I was asked to look at 5 rooms being sanded.

In one of the rooms, the carpet was up and the boards were in ok condition other rooms had carpets down and the main area.

The carpet was getting refitted meaning I could not see the floors and any repairs would be extra.

Unfortunately due to the carpet fitter being busy, there were only 2 days between work starting and floors being done.

I received a WhatsApp video all looked ok. And the customer thought they were in better condition than the room I had sanded.

So roll forward to the day of starting and on first inspection, it looked ok but as I was preparing for sanding I noticed a board was rotten I lifted the board and the joists and wall plate had perished at this stage all work stopped until the floors were checked to see what had caused the issue and it was isolated to this area (luckily this was a very big house actually a manor so this room was not used very often)

Once we knew it had perished through no damp course work could proceed.

A damp course membrane was added

A new wall plate existing timbers treated the floor was taken up to the middle dividing wall and new treated timbers married into existing timbers before new boards installed
